A useful roof inspection records the roof's condition and the details needed to build a repair scope. This roofing inspection checklist identifies what to inspect, where to record each finding, and which photographs and measurements support a roof inspection report. It also captures the covering, exposure, edges, flashings, ventilation, penetrations, and drainage so the estimate can be prepared without another trip.
Use this checklist for a routine inspection, leak investigation, claim inspection, or repair-or-replace evaluation. It is a documentation tool, not a storm-causation method. For hail, wind, and debris methodology, use the Storm and Hail Damage Roof Inspection Guide.
Before the inspection
Start the file before anyone climbs. Record:
- Property address and an identifying photograph
- Inspection date and time
- Inspector name and company
- Purpose of the inspection
- Property contact
- Claim number, reported date of loss, and reported cause, if applicable
- Weather during the inspection and conditions that may limit visibility
- Prior leaks, repairs, inspections, permits, photographs, or claims, if available
- Emergency work already performed, including tarping, board-up, or water extraction
- Expected attendees and their roles
Keep reported facts separate from field observations. “The owner reports that leaking began after the June 8 storm” is a report from the owner. “Water staining was observed on the northeast bedroom ceiling” is an observation. Both may matter, but one does not prove the other.
Apply the same distinction to roof age. Identify the source: owner statement, permit, invoice, prior report, or manufacturer marking. Do not present an estimated installation date as a verified fact.
Safety, access, and limitations
Decide how the roof can be inspected safely before setting a ladder.
- Evaluate ladder location, roof height, pitch, and edge exposure
- Check for rain, wind, ice, moss, loose material, or unstable footing
- Identify skylights, fragile coverings, openings, overhead lines, and tree hazards
- Look for sagging or other signs that a surface may not support a person
- Use the fall protection, access equipment, and trained personnel required for the work
- Choose a safe alternative when direct access is inappropriate: ground or eave observation, binoculars, drone, lift, or a later inspection with different equipment
- Record every area that was not inspected, the reason, and the resulting limitation
OSHA requirements depend on the work. Its construction rules include roofing-work requirements and an exception for certain pre- or post-construction inspections; that exception does not automatically apply during ongoing construction. Follow applicable law and the employer's safety program for the visit. Commercial drone operations must also comply with applicable FAA rules.
“Roof not walked due to wet tile; inspected from eaves and by drone” is a limitation. “No damage” is a conclusion the inspector may not be able to make from those methods.
Identify the roof system and scope details
Separate additions, detached structures, and roof sections with different coverings, ages, or conditions. For each, record the building type, number of stories, roof geometry, covering material, approximate installation date and source, visible layers, prior repairs, and roof-mounted equipment.
Identify the covering precisely when possible:
- Asphalt shingles: three-tab, laminated, or designer
- Metal: standing seam, exposed fastener, metal shingle, or another profile
- Clay or concrete tile; slate; wood shingle or shake
- TPO, PVC, or EPDM membrane
- Modified bitumen, built-up, liquid-applied, coated, or another low-slope system
- Manufacturer and product, if reliably identifiable
- Product availability or matching concern, if verified or requiring follow-up
Scope-driving details
Photograph and record the components a repair or replacement estimate will depend on. For an asphalt-shingle roof, this usually includes:
- Shingle type, thickness or gauge, length, and measured exposure
- Number of layers visible at a suitable edge or penetration
- Starter-course type
- Underlayment, ice barrier, and decking where already visible without causing damage
- Drip edge at eaves and at rakes
- Eave depth and soffit type
- Ridge-vent type; hip- and ridge-cap material
- Valley construction: open metal, closed-cut, woven, or other
- Pipe jacks, vents, rain caps, flues, and skylights by type and count
- Chimneys, crickets, step flashing, apron flashing, and counterflashing
- Face-nailed, nailed-through, open, or improperly terminated flashing observed
- Cornice returns and cornice strips, including height and covering
- Gutters, diverters, snow guards, satellite dishes, solar equipment, and other accessories
- Whether each accessory will likely require detach and reset or remove and replace
- Other affected trades by elevation, such as siding, gutters, painting, windows, fencing, or interior finishes
A missing component may affect the scope even if it was not damaged. For example, Section R905.2.8.5 of the 2024 International Residential Code requires drip edge at the eaves and rake edges of asphalt-shingle roofs. Inspect the perimeter and map the roof
Walk the property before inspecting the roof surface. Take front, rear, left, and right elevation photographs, plus roof overviews from each accessible side. Record visible displacement, irregular roof lines, fallen material, debris or tree contact, temporary repairs, and conditions at eaves, rakes, fascia, soffit, gutters, downspouts, siding, trim, windows, vents, and mechanical equipment.
On a storm-related inspection, note collateral conditions by component and elevation, including areas where no indicators are present. A dented downspout is evidence about that component; it does not establish damage to the roof covering. Create or obtain a roof diagram and give every plane a consistent identifier, such as “Slope A—Front/South.” Use the same identifiers in field notes, photographs, measurements, and the report; chalking the plane identifier into an overview or condition photograph can make the location self-identifying. Capture or verify:
- Area by plane and total roof area
- Pitch by plane
- Eave, rake, ridge, hip, and valley lengths
- Wall-to-roof intersections and parapet lengths
- Edge metal, gutters, and downspouts
- Chimneys, skylights, drains, scuppers, and penetrations
- Curbs, rooftop equipment, and other scope-relevant components
- Measurement source, including any aerial report
If an aerial report conflicts with field conditions, describe the discrepancy. Do not silently select the more convenient number.
Inspect the covering and roof details
Work one plane at a time. Inspect the field material, then its edges, transitions, penetrations, and drainage. For every significant condition, record its location, type, extent, and supporting photograph.

IBHS notes that asphalt shingles may shed surplus granules and become unsealed through ordinary aging. Record granule loss and unsealed tabs as observations; assigning a cause requires the event-specific analysis covered in the storm guide. On metal roofs, keep dents separate from punctures, seam or attachment damage, coating disruption, and water entry. A policy may also treat denting differently under a cosmetic damage exclusion.
Walking can damage tile, slate, and deteriorated coverings. Use an appropriate access method and record any area that could not be closely inspected. When wet insulation or concealed assembly damage is suspected, identify the need for a moisture survey, sample, or specialist evaluation; a visual inspection cannot resolve every condition.
Flashings, penetrations, edges, and drainage
Identify the actual detail rather than recording “flashing” as a single category.
- Step, headwall, sidewall, apron, counter-, valley, and transition flashing
- Plumbing vents and boots; exhaust, box, turbine, and powered vents
- Chimneys, crickets, skylights, roof hatches, curbs, and equipment supports
- Solar, satellite, antenna, conduit, and other attachments
- Drip edge, edge metal, rakes, eaves, fascia, coping, parapet caps, and termination bars
- Gutters, downspouts, valleys, internal drains, strainers, scuppers, overflow drainage, and crickets
At each detail, look for missing or displaced components, open joints, corrosion, tears, punctures, failed sealant where sealant is part of the assembly, improvised repairs, and paths that may allow water to bypass the drainage plane. For drainage, also record blockage, ponding residue, overflow marks, and discharge onto another component.
Inspect the attic and interior
Where safely accessible and relevant, inspect below the roof. If the interior or attic was not inspected, say so.
- Active water, staining, or water tracks on decking and framing
- Deteriorated, deformed, or sagging decking
- Daylight through the deck
- Visible damage to rafters or trusses
- Insulation condition and displacement
- Ventilation and condensation conditions
- Prior repairs
- Ceiling and wall staining, damaged finishes, sagging, or active dripping
- Moisture readings, including instrument, location, and reading
- Correlation of each observation to the roof plane above
A ceiling stain does not identify the entry point. Water may travel along framing, sheathing, or underlayment before it becomes visible. Record the interior location precisely and compare it with the roof layout before reaching a conclusion.
Document the findings and field meeting
Each finding should contain five elements: location, component, observation, extent, and evidence.

That entry can be located and checked. “Roof has wind damage” combines an observation and a causation opinion without preserving the supporting facts.
Keep these statement types distinct in the report:
- Reported: information supplied by an owner, occupant, contractor, weather source, or another party
- Observed: a condition documented during the inspection
- Measured: a dimension, count, or instrument reading
- Inferred: a conclusion drawn from identified evidence
- Not determined: a question that requires more access, information, testing, or expertise
Photograph sequence
For an important condition, capture:
- Orientation: the building, elevation, or roof plane.
- Context: the condition in relation to a fixed feature.
- Detail: the physical condition itself.
- Scale: a tape, gauge, or other reference where size matters.
- Extent: enough of the area to show its distribution, including representative unaffected areas when relevant.
Also photograph the details used to scope the work: shingle gauge and exposure, layers where visible, starter, drip edge, eave depth, ridge and valley construction, and each penetration and flashing type. Keep original image files and use a consistent photo log.
When several parties attend, record who was present and whom each represented; who accessed the roof; which chalk color or marking system each used; measurements and counts recorded by each party; conditions agreed, disputed, or deferred; and estimate-submission instructions.

A concise summary might read:
The inspection identified displaced and torn asphalt shingles on the west and north slopes and two missing ridge-cap shingles. No comparable conditions were observed on the south slope. Water staining was observed on the underside of the deck below the north slope; the deck was dry at the time of inspection. Drip edge was not present at the inspected eaves or rakes. What should a roof inspection checklist include?
At minimum: the inspection method and limitations; roof identification; covering, flashings, penetrations, edges, and drainage; accessible attic and interior areas; measurements; photographs; and findings by location and extent. For a repair estimate, add the installation details, quantities, and accessory actions that drive the scope.
How is a roof inspection checklist different from a roof inspection report?
The checklist guides collection in the field. The report organizes the resulting observations, measurements, photographs, limitations, and conclusions for someone who was not there. A consistent workflow connects the two instead of reconstructing the inspection from memory.
Must every inspection include walking the roof?
No. Pitch, height, weather, fragile materials, structural concerns, and the risk of damaging the covering may make walking inappropriate. Use safe alternative methods, identify them in the report, and explain what could not be determined as a result.
What should be recorded during a joint inspection?
Record attendees and roles, who accessed the roof, each party's markings and counts, conditions agreed or disputed, deferred items, and where the estimate or additional material should be sent. Do it the same day, while the details are clear.
Should the report state the roof's age or remaining life?
State the installation date or approximate age and its source. Do not turn a visual estimate into a verified date or service-life prediction. If remaining life matters, identify the evidence and expertise needed to support the opinion.
How often should a roof be inspected?
There is no universal interval. Follow the roof-system manufacturer's inspection and warranty requirements and account for the building's use, exposure, and condition. An additional inspection may be appropriate after severe weather or work by another trade on or near the roof.
